Maintenance Service Requests
Please direct all routine maintenance service requests to the maintenance department voicemail at 804.205.1237, or place your request online at www.fountainheadproperties.net.  PLEASE TAKE NOTE THAT TEXT MESSAGES OR EMAILS TO THE LEASING OR MANAGEMENT STAFF IS NOT AN APPROPRIATE WAY TO SUBMIT A MAINTENANCE REQUEST, AND THESE REQUESTS WILL NOT BE ENTERED INTO OUR SYSTEM FOR SCHEDULING.  For all maintenance emergencies contact the emergency on-call service at 804.400.0643.

Pool Rules & Monitoring- New Pool Monitor Update
Brie Levesque will be monitoring the pool at New Manchester Flats beginning September 10th, and all residents and their guests will be required to sign-in upon entry.  All guests must be accompanied by a resident of New Manchester Flats at all times, and each apartment is authorized to have a maximum of 2 guests.  Also, please review the pool rules and take note that any violations may result in fines up to $200 and/or Lease termination. 

Pet Rules & Pet Waste
Effective immediately, all pets must be on a leash at all times.  Fountainhead Properties must now enforce the leash law in effort to prevent our residents from being fined and ticketed by Richmond City Police as they are now routinely visiting the property, and have the ability to enforce this State/City regulation.  Please make sure that your pet is leashed and supervised at all times while outdoors within the New Manchester Flats Community. 

PLEASE DO NOT ALLOW YOUR PET TO DEFECATE IN THE COMMON AREA INTERIOR HALLWAYS OF THE BUILDINGS.  THIS IS A VIOLATION OF YOUR LEASE AGREEMENT, AND DISSRESPECTFUL TO YOUR NEIGHBORS.  IF THIS ACCIDENTALLY HAPPENS, CLEAN IT UP IMMEDIATELY.  IF YOU ARE CAUGHT ON CAMERA OR IN PERSON ALLOWING YOUR PET TO USE THE BATHROOM INSIDE THE BUILDING, YOU WILL BE FINED UP TO $250 PER INCIDENT. 
Also, while walking your pet outdoors, remember to always pick up your pet’s waste and dispense of it in the designated pet stations throughout the property. 

Remember that residents must register all pets with the Property Management Office, and Fountainhead Properties does not permit pets to visit the community unless prior authorization is received from Management.

Courtyard Area
The patio tables and chairs located in the courtyard area are provided for the residents who live in the apartment homes with an exterior entry door.  Please do not move the outside furniture, or congregate in front of other resident’s entry doors.  The patio spaces are reserved for those tenants who pay a premium rental rate for this extra amenity.  All residents may utilize the pool and grill areas for social gatherings; however, please remember that each resident is allowed two guests per apartment home, unless prior authorization is obtained from the Property Manager, Lisa Hall.  If you have more than two guests, please socialize within your apartment home while being courteous and respectful to your neighbors by keeping the noise level at a reasonable volume.  Thank you for your cooperation and immediate attention to this matter.

Community Grills
Please remember to clean the grills and the picnic areas after each use, and dispose of any trash and/or food by disposing of it in the trashcans provided.  Do not dispose of any bones or remaining food by throwing it on the ground, as this is a danger to the pets and small children who reside at the property.  The courtyard area is monitored by surveillance cameras, and anyone who chooses not to abide by the community rules will be in violation of their Lease Agreement.   The grills are provided so that every resident at New Manchester Flats can enjoy this amenity.  Please be courteous to the person who may use the grills after you, and leave it in the condition in which you would want it left for you.  Thank you to all of the residents who have pitched in to clean up these areas in effort to keep the community looking its best.   
   
Parking
Please do not park your vehicle in the unfinished parking lot behind Building II---this is a construction zone and you will get towed with or without a parking tag.  The Property Management office will notify all residents as soon as this parking lot becomes available to our residents who have purchased a Fountainhead parking permit.  Thank you for your patience while we work to complete the construction of the new parking lot as quickly as possible.  Parking is available to those with a Fountainhead Properties’ parking pass in the gravel corner lot located on the corner of Dinwiddie and 4th Street temporarily while the parking lot is under construction.

You can now go to www.papasdeliver.com to order pizza and other Italian foods online & they deliver!  You may also call 804.415.7285 to place your order by phone for delivery or pick-up. 

Direct TV & Internet
New Manchester Flats has signed a contract with AmTech Communications to manage and restructure Internet service in Building I and II in effort to better serve you and maximize your online capabilities.  AmTech is providing 24-hour help desk support to assist in resolving any IT issues that may arise.    In addition, Building I’s Direct TV service will be upgraded to the same service available in Building II – Digital service that includes 150 Channels plus HBO.  AmTech will begin contacting the residents residing in Building I on September 15th to set-up an installation date directly with you.  Please refer to the attached AmTech information sheet for any issues, questions, or concerns pertaining to your Direct TV service or your Internet Service. 

Yummy Fall Drink Recipes
Try out this fun drink recipe to ease into the fall and winter months:

Peanut butter hot chocolate
For a twist on standard hot chocolate, you can add in other flavors like peanut butter. This recipe from Food.com takes a few hours to cook, but once it's ready, you'll have a rich, warm beverage to share with the household, office or party.
Prep time: 10 minutes, Cook time: 1-4 hours
Ingredients
• 1 cup powder chocolate milk mix or powder cocoa mix
• 8 cups hot water
• 3/4 cup chocolate syrup
• 1/4 cup peanut butter
• 1 1/2 teaspoons vanilla
Directions
1. Pour cocoa mix in a 3-4 quart slow cooker.
2. Carefully stir in hot water.
3. Stir in chocolate syrup.
4. Cover and cook on low heat for 3-4 hours or on high for 90 minutes to 2 hours.
5. Whisk in peanut butter and vanilla until smooth.
6. Ladle cocoa into mugs. Serves nine.

Please take note of the new locations of the Rent Drop Boxes to determine which location is the most convenient for you. 

24-Hour Rent Drop Boxes will be available in the following locations:
o    Attached to the building beside the side entrance door of the FHP Property Management office located within the courtyard of New Manchester Flats at 700 East 6th Street, Suite E, Richmond VA 23224. 

o    Attached to the building beside the back entrance of The Commons at Plant Zero: Green Building, located in the courtyard between Dutch Roof and Green Building at 220 Hull Street, Richmond VA 23224.

o    Attached to the building beside the front entrance of the FHP Financial Office located at 13 S. 15th Street, Suite B, Richmond VA 23219. 

Other Payment Options Available to you:
Online-You may now pay your rent online at www.fountainheadproperties.net.  Please contact the Property Management Office for your User ID & Password if you have not already been set up to utilize the Resident Online Portal available on our website. 
In Person-You may drop off your payment in person at the Financial Office located at 13 S. 15th Street, Ste. B, Richmond VA 23219.

Auto Bill Pay-You may set-up automatic bill pay through your checking/savings account at your local banking institution.  Please contact your bank to request more information about this service. 

USPS Mail-You may mail your checks to the following location:

*remember we must receive your payment before midnight on the 5th or your payment will be considered late and you will incur a 10% Late Fee.

Also, please keep in mind that as outlined in the July Newsletter, as of August 1, Fountainhead Properties no longer accepts payments in the form of CASH.  You must submit payment in the form of personal check, certified funds (money order, cashiers check, etc.), or with a credit/debit card online. 

Common Area Hallways
REMINDER:  THERE IS NO SKATEBOARDING PERMITTED INSIDE OF ANY RESIDENTIAL BUILDING.  Please report any violations to the Property Management Office Immediately.
